The iMod Structures building system is a high-performance modular building platform developed in partnership with Mar Structural Design. The base unit is 40′ long, 8′ wide, and 9.5′ tall ductile space frame made of hot-rolled steel tube sections, and casted ISO Corners. This fundamental unit is fabricated and inspected overseas, and then shipped to California for assembly, interior fit out, and external cladding. Prior to adding the finishes and cladding, units are bolted together to form single- or two-story classrooms of various configurations with the option of open terrace deck, as fits the clients’ needs. On-site installations include foundations, iMod building system, and seismically isolated stairs and elevators.
The structural performance of this building system is exceptional, and is approved for public school construction by the Division of State Architect (DSA) for all cities and regions in California. The future-proof interiors are modular walls by DIRTT that can be easily moved or replaced to accommodate new space needs or teaching technologies without requiring structural modifications. The exterior cladding is an integrated window and rainscreen system. The interior walls and exterior cladding have been especially detailed to avoid damage during a seismic event as the building system is strong, stiff, and detailed to have very low damage during a major earthquake.
The classrooms have been pre-certified to achieve a Platinum Rating from the US Resilience Council for 95% of the cities in California, including San Francisco and Los Angeles. For the remaining cities, the schools achieve a Gold Rating.
